This 4plex represents our first off market deal, and is a testament to how important it is to have a team in place. A team member presented this building to us and we jumped at the opportunity. This property had suffered from years of deferred maintenance, making it a true diamond in the rough for a value add investor.
The first priority was to stabilize the building: a leaky roof, rotting fascia, long term plumbing leaks, were just some of the problems tackled during the renovation. Once stabilized, we modernized the space with an entirely new open floor plan that brought the space into 2021.
We were able to cash out refinance this property in 2022 helping us achieve a great ROI. To date, this renovation has been our quickest and most hands off, allowing us time to focus on finding our next deal.
