Yet some real estate markets are difficult to transact in right now as seller expectations are still married to the 2021 cost of debt…but we’re not sitting on the sidelines. We have begun evaluating markets outside of SLC. How do you pick a new market? Follow the people! Migration is easy to track. Find regions/counties/cities that show sustained population growth. Metrics that show population growth pre/during/post Covid. Although migration has now slowed from its records highs, people are still moving. Beside factors like long term state demographics, climate, and attitude towards businesses, we plan on using this migration metric to pinpoint markets that point to above average returns in the next 2-5 years.
